Reservation Policy

Room rates include double occupancy and a full breakfast for two. Rates shown are per night, excluding tax (13.70%). Prices may vary from outdated quotes on other websites. Only the rates published on our official website are guaranteed. Only one discount or promotion can be applied at a time.

We do not accept walk-in's or last minute guests, unless special arrangements are made with the owner by calling first. Online bookings within 24 hours of the stay must be confirmed with owner via owner cell phone (call or text 580-656-7669), as we may not always see new reservations immediately. Otherwise, please make your reservation online. In both cases, the auto generated booking confirmation email should be followed with a personal acceptance email from the owner. All reservations must be paid in full at time of booking. Exceptions may be made by calling or emailing innkeeper.

If you are redeeming a gift certificate, the number must be provided at the time of making your reservation. If a no-show or late cancellation, the gift certificate will be null/void for future use.. Gift certificates expire one year from the date of issue. Any balance left on the certificate is forfeited if not used by the expiration date, and no refunds will be issued.

Cancellation Policy

Making a reservation at bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last-minute cancellation gives us little chance of rebooking a room. For this reason, we uphold a strict cancellation policy:

  • Guests are responsible for payment of all nights reserved at time of booking, regardless of their actual arrival or departure date.

  • Should you cancel outside of 10 days prior to arrival, there will be no penalty, and your payment will be refunded. 

  • Cancellations (including changes) made 9 days or less prior to your scheduled arrival will not be refunded, unless the inkeeper is able to be rebook the room to another guest. A rescheduled reservation is at the discretion of the innkeeper, based on circumstances. 

 

OTHER POLICIES

Property Damages

Any damages,  missing items, or broken items occurring during the stay will be the guest's full financial responsibility, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will be billed to the customer. Robe replacement cost is $75 and towel replacement cost is $15. Please do not use towels for anything other than drying off. If you have a spill or need to clean something else, please ask for old towels/rags.

Pets

Unfortunately we had to replace carpet in all 3 cottages due to our previous inclusive pet policy.  We may allow pets in the cottages, under special circumstances and with a $50 carpet cleaning fee, but must be approved by innkeeper prior to booking.

Alcoholic Beverages

We do not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly. There are several establishments to purchase locally as well. For Special Events, hard liquor is not permitted. Wine, Beer, and Champagne only are permitted. The Lindley House and/or employees will not be held responsible for any incidents.

Smoking & Candle Burning

Due to our building's historical nature and for the safety and comfort of all of our guests, we do not allow smoking inside of the rooms (we have several designated smoking areas outdoors) or incense/candle burning in any of our cottages. Guests smoking in their rooms will be charged a minimum $250 cleaning fee.

Wedding Night Stays & Other Visitors

If you are booking a stay for your wedding night, please be advised that our cottages, common areas, and gardens are only for our registered guests. Booking a reservation for a stay does not entitle a booked guests' family and friends to use any guest room or any part of the grounds for bridal party wedding preparations and/or photographs without the owner's approval. There is a discounted grounds rental rate for guests staying with us at the time of their event.

Photography & Outside Guests

While we understand that our grounds and home are the perfect settings for your photographs, we do allow outside photographers or group/family/graduation/wedding/etc. photographs with prior permission only.
